If you’re looking for land in Nashville, one of the most asked questions that I have received from potential land buyers, is “does this property have enough room for my camper or RV while I am building?”
1. Terrain
Many tracts have various terrain features that will not allow room for an RV or camper unless a site is cleared or leveled out for that. However, that can sometimes create a problem when disturbing ground on raw land. If there is too much disturbance, it can severely limit an area that would otherwise have been used to approve a septic area. It is okay to clear brush, but putting a blade to the dirt is a “disturbance” that a soil scientist will most likely have to disqualify. The less area means less usable room, and less bedrooms that can be approved for a building permit.
For instance, if you only have enough room for a septic area that is big enough for a 2-bedroom home, then that’s what would be approved based on the amount of usable area. Establishing the area where the septic is going to be, or, knowing where the approved soil(s) site is at upfront, will be very helpful moving forward.
2. Driveway Location
Where is the driveway in relation to the future building site? Will trees need cleared? Will gravel need to be hauled in? What type of gravel will be needed? How do you want the finished home to look like from the road once it is completed? Which direction will the front of the house face?
If your future home cannot be seen from the road, then you may want to ask yourself how you will want your home to appear as you are pulling up in your vehicle. Another thing to consider is having a straight pull-in with your vehicle in order to get into your parking area, carport, attached, or detached garage that you may be considering building. I can tell you from personal experience that an 8-foot-wide garage door is great, but so is a 10-foot-wide door. Having more room to get in and out of your garage with any vehicles or ATVs or UTVs comes in handy almost every time.
